In accordance with the Judgment Order and Decree of Foreclosure entered December 18, 2019, in the above captioned action brought to foreclose that certain mortgage given by Amanda JC Finnegan and Jacob T. Finnegan to Mortgage Electronic Registration Systems, Inc., as nominee for Coldwell Banker Mortgage, dated May 9, 2014 and recorded in Book 70 Page 514 of the land records of the Town of Bakersfield, of which mortgage the Plaintiff is the present holder, by virtue of the following Assignments of Mortgage: (1) Assignment of Mortgage from Mortgage Electronic Registration Systems, Inc., as nominee for Coldwell Banker Mortgage to Pingora Loan Servicing LLC dated November 21, 2017 and recorded in Book 70 Page 573 and (2) Assignment of Mortgage from Pingora Loan Servicing LLC to Freedom Mortgage Corporation dated May 31, 2018 and recorded in Book 74 Page 414, both of the land records of the Town of Bakersfield] for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 712 Witchcat Road, Bakersfield, Vermont on October 6, 2020 at 10:00 AM all and singular the premises described in said mortgage,
Being all and the same lands and premises conveyed to Amanda J.C. Finnegan and Jacob T. Finnegan by Deed of Anthony S. Vargo and Sally F. Vargo of approximate even date herewith and to be recorded in the Town of Bakersfield Land Records.
Being all and the same lands and premises conveyed to Anthony S. Vargo and Sally F. Vargo by Warranty Deed of Geoffrey G. Gonter and Debra J. Gonter dated August 23, 1990 of record at Book 42, Page 393 of the Town of Bakersfield Land Records.
Being a parcel of land containing five (5) acres, more or less, situated on the easterly side of Town Road #8 in the Town of Bakersfield and bounded as follows: On the west by Town Road #8 and land now or formerly of Arlis Thomas; on the south by land now or formerly of said Arlis Thomas and Bruce Wallis; and on the east and north by lands now or formerly of Jack and Penny Goss.
This is made subject to and with the benefit of Land Use Permit No. EC-6-1132.
Being a parcel of land containing 5.3 acres, more or less, located on the southeasterly side of Town Highway No. 8 with frontage thereon of 458.4 feet, more or less, and a northeasterly sideline of 458.6 feet, more or less, and a southeasterly sideline of 635 feet, more or less, a southwesterly sideline of 419.2 feet, more or less, all as more particularly set forth on a plan entitled "Boundary Survey Map for Alonzo B. and Linda L. McCall, Town Highway No. 8, Bakersfield, Vermont" prepared by W.F. Anderson and dated February 23, 1981, which plan shall govern this description in the event of any question or ambiguity.
Reference is hereby made to the above instruments and to their records, and to all deeds and records therein referred with all the privileges and appurtenances thereto, in further aid of this description.

Terms of sale: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within sixty (60) days after the date of sale.
The mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
